Licensing for Mississippi and
Tennessee
1st Choice offers the
choice of becoming licensed in Mississippi or
Tennessee or both. You decide what will be
best for you. You can start with one
license and easily add another state at any
time. Both Mississippi and Tennessee
require real estate courses be completed before
you can become licensed. There are several
options to become licensed. You can
take two 3 hour college real estate
courses, you can take a two week REALTOR course,
online courses, or you can take courses from a
real estate school. If you take these
courses in Mississippi, you must take your test
in MS after you pass the exam, you must take a
specific 30 hour post license course within your
first year. If you take your courses in
TN, you must take their 30 hour course before
you sit for the exam. After your first
license period, you will need continuing
education every two years.
General costs
The cost of
courses varies greatly, please check
universities, community colleges,
msrealtors.org, and other online sources.
The cost for sitting for an exam in MS is $120.
and the tests are given in Jackson,
MS. After you pass the exam, you must
purchase errors and omissions insurance $180.
per year. Within 30 days of your license date
you will need to join the REALTOR association
(approx $300 per yr and $250 application
fee) and the Multiple Listing Service
(approx $500 per yr and $200 application fee)
Cost of electronic key is $98. per year.
TN costs are approximately the same as
MS. If you choose to sell in
both states you only need to join one
REALTOR association but both Multiple Listing
Services and two different electronic

Ongoing Training
Programs
1st Choice has ongoing
training for agents new or experienced. Some of
the topics covered are: New
Agent business plans, Agency, Contracts
(buyers, sellers, new construction,
lease/purchase), fair housing, home inspections,
Multiple Listing Service, home warranty, office
procedures, ethics, for sale by owners, HUD
properties, VA properties, foreclosures, time
management, goal setting, how to measure a
house, showing appointment procedures, office
opportunity time procedures, how to get
listings, working prospects, how to do a market
analysis, marketing, listing presentations, real
estate financing, and technology.
Our
training manager has been licensed over 25
years. She has regularly scheduled class
times and also offers one on one training.
